Pricing Questions Answered
Why do you charge per inspection instead of including it in the management fee?
Transparency. We’d rather show you exactly what each service costs than hide it in a higher percentage. Our $50 inspection fee is less than the industry standard ($120-180), and you can see every photo and report we produce.
What if I don’t want quarterly inspections?
Most insurance policies require quarterly inspections. However, if yours doesn’t and you prefer less frequent inspections, we can accommodate that. The inspection fee only applies when we actually inspect.
How does the letting fee work?
When we find a new tenant, we charge 1 week’s rent + GST (one time). This covers all advertising, viewings, applications, vetting, and signing. If your existing tenant renews their lease, there’s no letting fee; it’s included in the management fee.
Can I use my own photographer to save $250?
Yes, absolutely. If you have professional photos already or want to arrange your own photography, that’s fine. We only charge for photography if we arrange it.
What happens during vacancy?
No rent = no management fee. However, we still handle all marketing, viewings, and tenant placement at no additional cost during vacancy (beyond the standard letting fee when a tenant is secured).
Do you really charge zero markup on maintenance?
Yes, genuinely zero. You pay exactly what the tradesperson charges us. We provide quotes for your approval (over your threshold, typically $500), coordinate the work, and quality-check completion, but we don’t add any percentage on top.
What’s your cancellation policy?
90 days’ written notice, no penalties. We earn your business every quarter. If you’re unhappy, you shouldn’t be locked in.
Are there setup or exit fees?
No setup fee, the initial Risk Audit and CapEx Assessment are included. No exit fee either. If you terminate, we’ll provide a full handover to you or your new property manager at no charge.
