Frequently Asked Questions

How quickly can you take over management of my property?

For properties with existing tenants and compliant documentation, we can complete handover within 2-3 weeks. This includes:
– Baseline Risk Register inspection
– Document transfer and review
– Tenant communication and portal setup
– Trust account setup and rent collection transition

For vacant properties or those requiring compliance work, the timeline depends on what needs to be addressed before we can market the property.

Do you charge for the initial assessment or quote?

No. The initial discussion and property assessment are part of our standard onboarding process. If we proceed to a signed Management Agreement, our fees are as published on our Services & Fees page.
If your property requires a pre-tenancy compliance inspection (Healthy Homes, building reports, etc.), those costs are separate and quoted upfront.

What if my property isn’t compliant with Healthy Homes Standards?

We’ll identify compliance gaps during the baseline Risk Register inspection and if you require we can provide a detailed report that covers things like:
– Specific non-compliance items
– Estimated costs to remedy
– Recommended contractors
– Deadline for compliance (based on tenancy start date)

You’re responsible for compliance costs, but we coordinate the work as an add-n service should you need that.
We don’t proceed with tenant placement until the property meets all legal requirements.

Can I switch to Venko if I already have a property manager?

Yes. We handle manager-to-manager handovers. The process generally involves:
– Reviewing your current Management Agreement (notice period, exit terms)
– Coordinating document transfer with your current manager
– Communicating the change to your tenant
– Transitioning rent collection and trust account funds

Most Management Agreements require 30-90 days’ notice, best to check your contract. We’ll work within your existing terms and ensure a smooth handover.

What areas do you cover?

We serve Auckland’s North Shore to Warkworth, with a focus on the Hibiscus Coast. Specific suburbs include:
– Hibiscus Coast: Orewa, Silverdale, Red Beach, Whangaparaoa and others
– North Shore: Albany, Browns Bay, Mairangi Bay, Takapuna, Devonport
– Warkworth and surrounding areas

If your property is outside far this area, we’re not the right fit. We focus on a defined service area to maintain response times and local market knowledge.

Do you manage commercial properties or short-term rentals?

No. We specialize in residential long-term rentals only (minimum 90-day tenancies under the Residential Tenancies Act).
We don’t manage:
– Commercial properties
– Short-term rentals (Airbnb, Bookabach)
– Holiday homes
– Boarding houses or HMOs (Houses in Multiple Occupation)

Our systems and processes are built specifically for residential property management under the RTA.

What if you decide not to take on my property?

We’re selective about the properties we manage so we know it will work out long term for all parties.
We may decline if:
– The property is outside our service area
– Significant compliance issues exist and the owner is unwilling to remedy them
– The property requires major repairs or renovations before it’s tenantable
– The owners expectations and our’s don’t align in terms of how we work
– Our approach doesn’t align with the owner’s expectations (e.g., seeking “mate’s rates” or personal friendship over systems)

If we’re not the right fit, we’ll explain why and, where possible, suggest alternative options or next steps.

How do you handle maintenance approvals?

You set your approval threshold when we sign the Management Agreement.
It’s best to review our Services and Fees and How We Work pages and the final contract agreement for these details.
All maintenance is coordinated through our system with near real-time visibility in your owner portal.
