About Venko Property

We’re not your typical property management company. We were founded by professionals who got tired of watching good property managers fail because they relied on memory, spreadsheets, and hope. So we built something different: a property management company that runs like a commercial project.

Why Venko Property?

The name “Venko” comes from Esperanto, meaning “victory” or “to win.” We chose it deliberately. Most landlords aren’t trying to ‘win’ in property management, they’re just trying to stay compliant, manage maintenance surprises, and avoid costly mistakes.

We believe property ownership should be a victory, not a burden. Our systems are designed to help you win: win on compliance, win on cashflow, win on long-term yield. Because when you know your property is in safe hands, you can focus on building wealth, not putting out fires.

Great property managers retire, get sick, or move on. Great systems don’t. We’ve built processes that work regardless of who’s running them, so your service quality never depends on one person having a good day.

This is why we use Risk Registers, ticket systems, and CapEx planning, not because they’re flashy, but because they work consistently.

Data Over Guesswork

“It feels like time to raise the rent” isn’t good enough. We use market data, comparable analysis, and historical trends to make recommendations. Every decision we make for your property is backed by numbers, not hunches.

Transparency Over Profit

We could make more money by marking up maintenance or hiding inspection fees inside a higher management percentage. We choose not to. Our fee structure is clear, honest, and designed to remove conflicts of interest.

We’d rather you trust us for 10 years than maximize profit for 10 months.

We’re NOT Right For

We’re selective about who we work with. We’re not right for you if you:
Want the absolute lowest fee (our 8.5% + inspections isn’t the cheapest, though it’s competitive and includes more value)
Prefer a “set and forget” approach with annual check-ins only
Need a property manager who’ll handle handyman work themselves
Have properties outside our service area (North Shore to Warkworth currently)
Have a very large portfolio of properties
Need someone to take on properties with known major issues, Healthy Homes non-compliance, or serious deferred maintenance
Want us to inherit poorly documented tenancies, problem tenants, or below-market lease agreements
We’re selective about the properties we take on because we want to deliver exceptional service to every client. During our initial 2026 launch phase, we’re self-limiting to 10 properties because we’d rather do 10 brilliantly than 50 adequately.

We’re based on the Hibiscus Coast and focus on Auckland’s northern growth corridor, effectively from the North Shore through to Warkworth.

This geographic focus isn’t arbitrary. It’s strategic. By limiting our service area, we can:

Residential Tenancies Act 1986, Healthy Homes Standards, Building Act 2004; we stay current on all legislation affecting landlords.
